It is only necessary that the resolution obtain the support of 3/4 of the votes cast at the meeting during which the resolution is being considered. [...] Under section 58 (1), "[i]f there is no person to vote in respect of a strata lot," then the strata corporation, an owner in the strata, or any other "interested person" may apply to the supreme court for an order ap- pointing a voter for that strata lot. [...] Section 58 (2) gives the court the discretion, in hearing an application to appoint a voter, whether or not to "make an order declaring that there is no person to vote in respect of the strata lot, and appointing the Public Guardian and Trustee or any other person to vote in respect of the strata lot." Section 58 (3) restricts this discretion if two conditions are met: (1) "the court is satisfied [...] The proposed amendment is intended to ensure that the new resolution passed by an 80-percent vote is included in a list of resolutions that that an administrator must obtain before "before exercising a power or performing a duty" that is identical to a power or duty that a strata corporation can only exercise or perform after being authorized to do so by a resolution.! ! 9% Section%272%is%amended% [...] Paragraph (a) implements the commit- tee's recommendation to lower the voting threshold required to authorize the winding up of a strata without a liquidator.
