The advantage is insignificant as compared with the cost. A tenant paying 70 annuity might redeem the whole payment to the land lord provided under the Bill at sj; per cent. In the 685 years -by paying, as Examiner points out today, an additional thirty shillings a year. By saving the thirty shillings a year for years the farm is subjected to a rentec'harge of 8 155 in perpetuity. That is not an economi cal proceeding for either the tenants or the nation. Furthermore, the tenant whose farm is not worth 18 4-5 years' purchase of the first term rent, or 22 years' purchase of the second term rent, or of a rent which is not judicial, will receive no advantage whatever from the charge. His annuity cannot be lessen-ed by the payment, for the absurd provision fixing a minimum price diverts the whole profit to the landlord.
